Clogged drainage
Ponding water is a widespread problem, especially on flat commercial roofs. Without efficient drainage, water collects in large pools whose weight puts serious strain on the roof and can even lead to collapse. If drains, gutters or other drainage are in poor condition, a repair is required.
Open roof penetrations
Pipes, units and drains that break through the roof membrane are among the most vulnerable areas, especially if they were not installed and secured properly. We repair flashing, rain collars and the other details that stop water getting below the surface.
Cracked membranes
Even the smallest crack lets water seep through, and left untreated it will grow, making the eventual repair bigger and more expensive. Splits, shrinkage and punctures that expose the layers beneath must be treated as soon as possible.
Faulty perimeters
Flashing protects roof edges and parapet walls. When it is compromised by weather or poor workmanship, water gets underneath and can spread across the roof, causing leaks at the edges and in the centre. Expansion and contraction with changing temperatures make this one of the more common problems.
General wear and tear
Most commercial roofs last around 15 years before wear and tear starts to take its toll. If you notice early signs of leaking, a minor repair may be enough, but it should be dealt with at the earliest stage.
